The Portuguese government has just confirmed it will go ahead with the Portugal Golden Visa real estate investment changes, which will roll out in July 2021, with a transition period lasting until 2022. 

From mid-2021, investors cannot buy properties in high-density areas like Lisbon, Porto, and the Algarve, as well as in coastal areas like Setubal and the Silver Coast. While these new measures won’t completely derail the Portugal Golden Visa scheme, they will significantly limit international investors’ options to make a property investment in the thriving urban cities. 

The changes don’t apply to other investment routes to a Golden Visa, namely the fund investment option or real estate investment in Portugal’s low-density, rural areas.

The new measures will exclusively focus on the purchase of real estate for €500K or urban rehabilitation projects for €350K. Applicants already enrolled in the program will not be impacted by this change. 

The Portugal Golden Visa is one of the most in-demand residency by investment schemes in Europe, offering a straightforward path to residency and eventually Portuguese citizenship after the six-year mark. Since the program’s inception in October 2012, over 9,340 investors have procured legal residence for themselves and their family members, and over €5.6 billion in investments have poured into the Portuguese economy.
