The most popular gateway is the real-estate path, requiring a minimum property acquisition of $400,000 USD verified by a government-licensed appraisal report, though applicants can alternatively opt for a $500,000 USD financial commitment routed into Turkish bank deposits, fixed capital injections, government bonds or regulated venture-capital funds, or create 50 local full-time jobs. For those on a smaller budget who do not require immediate passport privileges, the standard real-estate residency permit (Ikamet) grants a renewable 2-year short-term stay for a residential property purchase of at least $200,000 USD nationwide. While this lower tier does not offer automatic fast-track naturalisation, it serves as a legal foundation to apply for citizenship later, provided the investor maintains continuous physical presence in Turkey for a full five years.
