Following the 2023 Mais Habitacao reforms, Portugal’s Golden Visa no longer qualifies through direct real estate. Remaining routes centre on regulated investment funds and cultural contributions, and the programme continues to draw significant interest despite administrative backlogs at AIMA.

Under the Portuguese Golden Visa program, applicants can qualify by selecting one of three main investment pathways (all shown with approximate USD conversions based on current exchange rates): investing €500,000 (~$550,000 USD) in eligible Portuguese venture-capital or investment funds (excluding real-estate entities) with at least a five-year maturity and 60% local corporate exposure; dedicating €500,000 (~$550,000 USD) to national scientific or technological research activities, which is discounted to €400,000 (~$440,000 USD) in low-population-density regions; or contributing €250,000 (~$275,000 USD) to support local artistic production or restore national cultural heritage, which drops to €200,000 (~$220,000 USD) in low-density areas. Real estate is no longer eligible (2023).
